Service overview
Everything you need to know about commercial janitorial
The seven questions every facility manager asks before signing a cleaning contract — answered in order.
-
01
What it is
Commercial janitorial is a scheduled, recurring program of general cleaning services performed at a commercial facility outside of business hours (or via day porter during hours). It covers trash removal, dusting, vacuuming, hard-floor mopping, restroom sanitation, kitchen and break-room cleaning, high-touch surface disinfection, and glass and entry cleaning — delivered by a crewed team following a written scope of work and measurable quality standards. Equipment we use: HEPA backpack vacuums, color-coded microfiber, owned auto-scrubbers, electrostatic sprayers, and EPA Safer Choice chemicals. Output: a consistently presentable, sanitary facility that meets the client's scope on every visit.

02
Why you need it
Commercial facilities accumulate dust, high-touch surface germs, restroom odor, trash overflow, carpet wear patterns, and break-room kitchen residue every day. Untreated, those conditions cause employee sick days, visitor complaints, tenant-lease violations, pest activity, HVAC filter loading, and eventually premature flooring replacement. A janitorial program preempts every one of those problems with predictable frequency.

03
How we do it
Our process: free on-site walkthrough with the facility manager to scope square footage, surface inventory, trouble spots, and access rules; custom written scope-of-work with per-visit task checklist organized by zone (lobby / offices / restrooms / break room / common areas); frequency recommendation based on traffic and facility type; crew assignment with a named lead so quality stays consistent; color-coded microfiber system (yellow/orange for stainless, blue for restrooms, green for break rooms and offices) to prevent cross-contamination; EPA Safer Choice chemicals as default; and a post-service quality check and communication log for the facility manager.
-
04
When to schedule
Triggers: new lease move-in, facility-manager change, complaints from tenants or employees about cleanliness, visible decline in restrooms or carpet, post-COVID renewed focus on disinfection, flu-season ramp-up September through March, quarterly or annual budget cycles, loss of an in-house custodian, or RFP renewal cycle (many commercial leases require an annual rebid). A proactive recurring program is recommended — reactive one-time cleans cost 2–3× the recurring rate.
-
05
Who needs it
Commercial office buildings (2,500–50,000 sq ft), medical offices and clinics, professional-services offices (law, accounting, insurance), auto dealerships, small industrial / oilfield-corporate offices, retail storefronts, fitness studios, religious facilities, charter schools, and property managers with multi-tenant portfolios. Primary buyer: facility manager or office manager of a 2,500–25,000 sq ft facility with a recurring cleaning line item in the operating budget.
-
06
How much it costs
Permian Basin commercial janitorial typically runs $0.08–$0.22 per square foot per visit for a standard office package, with medical offices at $0.18–$0.30/sq ft and oilfield/industrial offices at $0.10–$0.18/sq ft. Monthly: $400–$600 for a 2,500 sq ft office at 3×/week; $1,200–$2,200 for a 10,000 sq ft office on nightly frequency. Cost factors: square footage, frequency, surface mix (VCT vs. carpet vs. concrete), restroom count, kitchen presence, trash volume, and security or access complexity. See our cost guide for detailed tables.

07
What happens if you skip it
Skipping or underbuilding a janitorial program causes employee sick-day increases (CDC: proper office disinfection reduces absenteeism 20–46%), tenant complaints and lease-renewal risk for property managers, visible wear on carpet and VCT requiring premature replacement ($3–$8/sq ft to replace vs. $0.10/sq ft to maintain), pest infestation from kitchen and trash buildup, OSHA workplace-hygiene findings during inspections, and brand and visitor-experience damage (89% of B2B visitors form opinions within 10 seconds of entering a facility).
Why us specifically
What Makes S&T Janitorial Different on This Service
Owner-led — Rosalie 'Rosie' Lopez personally reviews every account, not a regional manager or franchisor. Our succession team (Devon Vasquez, Customer Service Executive since 2021; Senjun McGarity, Floor Maintenance Specialist since 2025) ensures continuity for long-term clients.
Owner accountability
20+ years Permian Basin tenure means we know the Class-A office stock in downtown Midland, the medical corridor on Odessa's 42nd Street, and the oilfield-corporate offices ringing Loop 250 and Loop 338 — because we've cleaned them.
Quality system
Texas HUB + Women/Minority (NMSDC) + CMBL + BBB-accredited — a credit to any supplier-diversity scorecard. Verifiable IDs, public records.
Documentation
Color-coded microfiber system standard on every account: yellow/orange for stainless steel, blue for restrooms, green for break rooms and offices. Most chain cleaners do not enforce this at the crew level.
Local knowledge
Crew continuity — facility managers get the same people in the building week after week. Same crew lead. Same standards. Same accountability.
