Strip and Wax (VCT Floors) for Permian Basin Businesses
VCT strip and wax is one of our most-requested floor-care services. Most Permian Basin commercial offices were built between 1970 and 2010 with VCT — and most have been stripped and waxed dozens of times. Aged VCT requires a moderate stripper chemistry that bargain cleaners often skip — and it's one of the reasons clients switch to S&T after a prior cleaner damaged their floor.

Service overview
Everything you need to know about strip & wax (vct)
The five questions every facility manager asks before signing a contract — answered in order.
What is strip & wax (vct)
VCT (vinyl composition tile) strip and wax is the chemical removal of old wax finish and application of new wax layers, followed by burnishing to high gloss. Our 9-step process uses anti-microbial stripper and finish chemistry. Output: a floor that looks new, with gloss that lasts 12–18 months between strip cycles.
Why you need it
VCT wax yellows and scuffs over time. Without periodic strip and re-coat, the floor becomes permanently dull, traffic-pattern-worn, and slip-hazardous. Replacement runs $3–$6/sq ft; maintenance runs $0.50/sq ft. The math favors maintenance.
How we deliver it
Our 9-step process: move furniture/cordon area → sweep + dust-mop → apply anti-microbial stripper with dwell time → agitate with rotary → vacuum slurry → neutralize and rinse → allow full dry → apply 3–5 coats of finish with burnish between coats → final buff to high gloss. Senjun McGarity, our Floor Maintenance Specialist, leads this work.
How much it costs
$0.30–$0.75 per sq ft one-time depending on existing wax buildup, floor age, and access. Most Permian Basin commercial accounts run annual strip-and-wax with monthly burnishing in between to maintain gloss without a full strip every year.
What happens if you skip it
Skipping strip and wax: wax yellows permanently, scuffs become embedded, traffic patterns worn, slip hazard from buildup of salt and water on dull surface, premature VCT replacement at 5–10× the maintenance cost. Once VCT is fully scuffed through to the sub-layer, no amount of stripping recovers it.
How S&T Approaches Strip & Wax (VCT)
What makes our strip & wax (vct) program different
Same crew every visit
Facility managers get the same people in the building week after week. Continuity at the crew level — not just the contract level.
Color-coded microfiber
Enforced at the crew level — different colors for restrooms, food-prep, and office surfaces. Prevents cross-contamination between zones.
EPA Safer Choice chemistry
Default on every account. Green Seal GS-37 alternatives available for chemically-sensitive facilities.
HEPA backpack vacuums
Captures allergens down to 0.3 micron — important for chemically-sensitive employees and shared HVAC. Standard equipment on every account.
How This Fits
Part of our Floor Care program
This service is part of our Commercial Floor Care program. Most clients bundle it with their broader commercial janitorial services contract — single invoice, single crew, consistent standards. Annual is typical for high-traffic Class-A offices and dealership showrooms. Every 18–24 months for medium-traffic professional offices. Burnishing monthly in between maintains gloss.
