1. Acceptance of Terms

By visiting www.stjanitorial.com or engaging S&T Janitorial Service LLC ("Company") for commercial cleaning services, you agree to these Terms & Conditions. If you do not agree, please discontinue use of the site and our services.

2. Services

S&T Janitorial Service LLC provides commercial janitorial, office cleaning, medical office cleaning, floor care, window cleaning, disinfection & sanitization, green cleaning, day-porter, and after-hours cleaning services as described on this website. We serve the Permian Basin region: Odessa, Midland, Big Spring, Andrews, Stanton, Pecos, Monahans, Kermit, Fort Stockton (TX), and Hobbs, Lovington, Carlsbad (NM). Specific service availability is determined on a per-facility basis following an on-site walkthrough.

3. Quotes and Pricing

All published pricing ranges on this website are estimates for typical commercial facilities in the Permian Basin market. Final pricing is provided in writing after an on-site walkthrough confirms facility size, cleaning frequency, and scope. A signed written quote or service contract constitutes the binding price for the work described.

4. Scheduling and Cancellation

One-time service appointments may be cancelled or rescheduled by phone or email at least 24 hours before the scheduled start without charge. Cancellations inside the 24-hour window may incur a $100 dispatch fee at Company's discretion.

Recurring service contracts (daily, 3×/week, weekly, etc.) follow the cancellation terms in the signed contract — typically 30 days' written notice. Either party may terminate for material breach with 14 days' written notice and a reasonable opportunity to cure.

5. Service Quality and Re-clean Policy

Company stands behind every visit. If any cleaning task in the contracted scope is missed or performed below standard, notify us within 24 hours of the service visit and we will return to re-clean at no additional charge. This "next-visit re-clean" guarantee replaces a multi-year workmanship warranty (which is not typical for contract cleaning).

Disinfection services include documented dwell-time per EPA List N product label requirements. Documentation provided on request for HIPAA-aware (medical) and other regulated environments.

6. Permits, Badges, and Access

Where a client facility requires badging, background checks, compliance training (OSHA / HIPAA-aware / DOT), or specific access protocols, the client provides credentials and Company's crew complies. Cost of badging or background checks beyond Company's standard onboarding may be passed through with prior client written approval.

7. Payment

Payment terms are stated on each written quote or signed contract. Standard one-time jobs require a deposit at scheduling and the balance due on completion. Recurring service contracts are typically billed monthly in arrears, net-30. We accept major credit cards, ACH, and check. A 3% fee applies to credit card payments over $5,000.

Accounts more than 60 days past due may have service paused until the balance is brought current. Past-due accounts may be referred to collections after 90 days of non-payment.

8. Limitation of Liability

Company carries commercial general liability insurance and workers' compensation coverage as required by Texas law. Insurance certificates available on request.

Company's total liability for any single claim arising from work performed is limited to the value of the most recent month of service under the applicable contract, or $5,000, whichever is less, except where caused by Company's gross negligence or wilful misconduct.

Company is not liable for consequential damages including lost business, business interruption, or property value, except where caused by Company's gross negligence or wilful misconduct.

9. Confidentiality and Security

Company crew operates under a written confidentiality agreement regarding any client business information observed in the course of cleaning. Building access credentials (keys, alarm codes, badges) are tracked internally and revoked immediately upon crew separation or contract termination.

12. Governing Law

These Terms are governed by the laws of the State of Texas. Any dispute is subject to the exclusive jurisdiction of Ector County, Texas courts.

13. Changes

Company may update these Terms from time to time. The "Last updated" date at the top reflects the most recent revision. Existing contract clients will be notified of material changes via the next monthly invoice.
